Sustainability is an indispensable cornerstone of future-oriented construction. One method that is becoming increasingly popular is hybrid timber construction, which enables environmentally friendly and resource-efficient solutions to be realised.

The targeted use of wood, concrete and steel offers numerous advantages: the mix of materials helps to improve the indoor climate, enables serial construction, simplifies planning processes and leads to cost savings. In addition, the use of concrete is minimised, which further improves the ecological balance of buildings.

GRAFT was commissioned to design an office building in an inner-city location with the aim of obtaining DGNB Platinum certification.
The building was planned using a hybrid timber construction method above a reinforced concrete basement, thus making a progressive statement in terms of resource-efficient and sustainable construction. Timber is not only the main material used in the supporting structure, but also features throughout the interior design.

A corner plot was selected for the design, on which the building is confidently positioned and stands in respectful connection with its neighbouring buildings.
The potential of the location is exploited to transform the corner vacuum into a hybrid space that houses offices and commercial units on the ground floor. In this way, the project gives the road junction a new visual and functional anchor point.

The theme of the corner not only defines the project's location in the urban context, but also the aesthetic and conceptual approach of the design: one of the guiding design principles of the overall concept is the emphasis on the corners, which are rounded on the street-facing façades. This gives the building a flowing, dynamic and modern character that stands out from the surrounding apartment blocks.

Another guiding principle and additional sustainability aspect of the project is the construction method of the entire above-ground load-bearing structure. The building is constructed using a timber-hybrid method above a reinforced concrete basement, thus making a progressive statement in terms of resource-efficient and sustainable building. Timber is not only the primary material in the load-bearing structure, but also a recurring design element throughout the entire interior.
The building's infrastructure is complemented by retail and restaurant spaces on the ground floor, spacious foyers, and an organically designed courtyard garden that provides greenery and a high-quality recreational area. Roof terraces also offer flexible options for the work environment.
